1. ​Inspection Service Goals and Expectations

The goal of this inspection is to ensure you have a clear, thorough understanding of the home you’re purchasing, ensuring it meets your expectations of being new and complete. My role is to support you by working with the builder to confirm that you are receiving the home you agreed to purchase. Even though the home is new and unoccupied, every home has its unique characteristics, and it's my job to highlight these details for you as the buyer. While anyone can check if a system is working, my approach goes deeper. I assess how each system is performing, so you can make informed decisions about its future performance, potential maintenance, and overall completeness.

     A comprehensive, three-part home inspection process:

3. Unlimited Follow-Up: This is perhaps the most valuable part of our service. I believe in ensuring that you not only receive the inspection information but also fully understand it. Unlimited follow-up ensures that you have the opportunity to ask questions and gain the clarity needed to make confident decisions for you and your family.

I will also work closely with all parties, to the extent allowed, to ensure the home is transferred to you in complete condition.

Before the inspection begins, I will need a signed pre-inspection agreement. Please review the attached form, print it, sign it, scan it, and return it to me at your earliest convenience. If you have any questions, don’t hesitate to reach out at 407-697-7213.

Pricing 

Prior to arriving on site for the inspection a review of the property will occur considering the property’s location, age, amenities, and size, along with the scope of services to be provided, and then a fee will be assessed. We call this custom pricing. Every home is different and requires different levels of service. Please note that this quote is based on the available information about the property at this time. If, upon arrival, I find the property differs from what I expected, I will adjust the fee downward but will never increase it.

Payment

The balance is due at the time of the inspection unless other arrangements have been made. We accept Apple Pay, Venmo, Zelle, bank transfers, and personal checks.

 

Report Distribution 

The inspection report will be detailed, with many photos, serving as a comprehensive introduction to the home. Once the inspection is completed, typically within 48 hours, an email will be sent with a PDF attachment of the full report, as well as a summary of key items for your review. If you would like a hard copy of the report, it can be provided for an additional charge.
